Providence Place is a downtown super-regional center of roughly 1.4 million square feet, holding about 1.21 million square feet of gross leasable area across six stories. Pyramid Management Group, in partnership with Paolino Properties and DW Partners, closed on the purchase on 20 August 2026 and now leases and manages the property, which returns it to the group that developed it.
Macy’s and Boscov’s anchor opposite ends at 200,125 and 197,000 square feet, with Macy’s Backstage and the Macy’s furniture floor on Level 3. Retail is arranged across three principal mall levels and reads as a full-price regional register rather than an outlet one: Apple, Zara, Uniqlo, H&M and Sephora hold the middle of the center, with LEGO, Pandora and Kay Jewelers on Level 1 and Newbury Comics, Hollister Co., PacSun and American Eagle on Level 3.
The Winter Garden is a four-level glazed structure at the center of the plan, spanning the Woonasquatucket River and Amtrak’s Northeast Corridor line, with the food court on its third level. The entertainment component sits above it: Apple Cinemas operates a 16-screen complex that includes an IMAX auditorium, alongside Dave & Buster’s and Level99. Apple Cinemas took over the cinema in November 2025.
Street-facing space extends the center beyond the enclosed concourses. The Cheesecake Factory, Fogo de Chão, P.F. Chang’s and Panera Bread trade at street level, joined by Old Navy, DSW, CycleBar and a CVS Pharmacy. Providence Station is a short walk east, with Acela and Northeast Regional service to Boston, New York City and Washington, D.C. A skywalk connects the center to the Omni Providence Hotel, which in turn connects to the Rhode Island Convention Center. The property sits immediately beside I-95.
Providence Place opened on 20 August 1999 at a cost of $460 million as the centerpiece of the Capital Center district, the retail anchor of a downtown redevelopment plan that reshaped the ground between the rail station and the river.
