$250m Houston Galleria Center transformation

This is according to the owner of the mall, Simon Property Group. 

The renovations will commence during spring this year, but certain parts of the remodeling have already begun.  The overall renovation will include a flagship store, measuring 200000 ft2, for Saks Fifth Avenue, which will be placed adjacent to its former location.

Houston Galleria originally opened in 1970 and underwent renovations and expansion in 2006.

The owners intend to convert the center into a multi-level extension incorporating 110000 ft2, which will house 35 new restaurants and retailers. The new extension will be anchored by Neiman Marcus on one end and Saks Fifth Avenue on the other.

The CEO of Simon Property Group, David Simon, said the project will offer consumers luxury shopping with unique eating choices and high-level brands. 

There are also plans to give the luxury wing of the Houston Galleria a $30 million facelift. The wing will be occupied by Tod’s and La Perla later during the year, with Top Man and Top Shop due to open in March. Celine is due to open in the center in 2016.

The newcomers to the mall will sit alongside retailers such as Rolex, Hublot, Trina Turk, John Varvatos, and Tourbillion.  Ralph Lauren, Tory Burch, Apple, David Yurman, CH Carolina Herrera, Bulgari, Gucci, Chanel, and Versace have renewed their leases and have undergone renovations.

There are also plans to construct a freestanding retail section along Westheimer Road, measuring 14000 ft2.  It will be the only freestanding retail structure to be connected to the other part of the center by means of a covered walkway.

The new area will house two new tenants, the apparel brand Webster and an international restaurant, both of which will open their doors next year. This space is to be the first location outside of Florida for Webster, which is due to open in November. Celine and La Perla are also newcomers to the Texas retail market.

The structure is being designed by JPRA Architecture, with Beck as the architect/contractor on record.

Enhancements to the interior of the center include white marble flooring with accents of black granite, new rugs, new seating, elevated lighting, and improved interior landscaping.  The food court will be enhanced with upgraded tiling, furniture, lighting, and a new roster of tenants.

Houston Galleria is the largest shopping mall in Texas, with 400 restaurants and stores, three office blocks, and two high-rise hotels.

The property is managed, developed, and owned by Simon Property Group.
